Unfortunately, home water damage occurs more often than many think. One of the more catastrophic events is flooding from a hurricane or major storm. This will generally cause widespread damage to a community and is often seen on the news.

Most home owners insurance policies do not cover such flooding. You will need to have a separate policy that is issued by the federal government to cover your losses. Many homeowners elect to not carry this coverage if they don’t live in a flood plain and aren’t required to by their mortgage company.

This can be a very costly choice to make. Many flooding events actually happen outside of know flood plains. Be sure to consider this before opting to not carry this extra coverage. Just because it hasn’t happened, doesn’t mean it won’t. If it does, you could lose everything and it could have been prevented.

More home water damage actually happens with less well known events.

Some places that mold can easily grow:

Damp basements with dirt floors or water problems.Behind and under toilets, tubs, showers, and bathroom walls.Leaking roofs and attics.Under sinks. In kitchens and bathrooms that aren’t well ventilated. Many times flooding will occur in areas of a home instead of your whole house.

Some more common causes of flooding in a home or business are:

Improper grading of a property. Even uneven settling can cause drain off that may cause flooding.Appliances that have a slow leak or break a part and flood the area.Basement walls that seep.Burst pipes.Sewage back up into the home.Flooding from living too close to a lake, stream or river.

Many home owner insurance policies will cover a flooding within your home that happens from an internal source. There are many instances when they won’t, though.

Be sure to check your policy yearly to be confident that your needs are met and that you will be taken care of financially in the unfortunate circumstance of a flood. If you don’t understand the coverage, you may be left with uncovered expenses.

It is also important to understand the language of your policy and to explain the home water damage accurately. A flood is from an outside source. A river, lake, stream or major storm. Just because your basement is full of water, it isn’t a flood. It is a burst pipe etc… this is important to the insurance company and could make a difference in whether your claim is covered or not.

When you own a home, you’ll want to protect it from loss or damage with a homeowners insurance policy. In fact, if your home is financed, then the mortgage company probably requires you to carry a certain amount of coverage. There are different options for covering the loss of or damage to the home itself and coverage options against loss or damage to your personal property. Then there is personal liability insurance, which covers you if someone is injured on your property that can be added to your policy.

Types of Coverage

Dwelling coverage. This type of coverage provides you with the money you need to cover the cost of rebuilding your home, which includes the interior and exterior. The square footage of the home is used to calculate the amount of coverage you should carry. You may also want to inquire with your insurance carrier to see if the policy has guaranteed replacement cost, which covers the cost to rebuild your home, even if the costs exceeds your policy amount.

Personal property coverage. This type of coverage insures the contents of the home. Personal property coverage typically amounts to 50-75% of the amount of dwelling coverage.

Liability insurance. If someone is injured while on your property, this type of coverage helps you to cover their medical expenses and the legal fees of a lawsuit. The amount of the policy is usually double the amount your personal assets are worth.

Master policy. If you own a co-op or condo, a master insurance policy typically covers damage to or injuries incurred in the common areas of the complex such as the pool, roof, exercise facility and walkways. This policy does not protect individual tenants for damage to the interior of their units or their personal property. You can ask your association for the details on what the master policy covers, but dwelling, personal property and liability insurance for your is still necessary.

Types of damage usually covered by a homeowner’s insurance policy:

* Fire or lightning* Explosion* Windstorm or hail* Aircraft or vehicle crash damage* Smoke* Theft* Vandalism* Volcanic eruption* Snow, sleet, or ice weight damage* Water or steam damage from an internal problem like a plumbing, heating, air conditioning, or automatic fire-protective sprinkler system, or from a household appliance leak

Buying a Policy

You can do some online comparison on policies or contact your insurance agent for more information on homeowner policies. Since insurance needs vary by the person, you should base your needs on your personal situation rather than what a neighbor, family member or friend has. Organizations such as the Insurance Information Institute (www.iii.org) offer more information and resources on homeowner policies.

Those people who work on a regular basis from home should find out if they have enough business cover in place. If you are in employment with a company then the chances are that you have. However if you are classed as self- employed and work from home of your own accord then this is another matter and it is these people who should be asking themselves if they have enough cover.

There are many factors to be taken into consideration when working from home, one of them being that office equipment which is considered to be for commercial reasons, when used in the home environment may not be covered when taken out of the office and into the home.

Over 69% of workers, if they had the choice, would elect to work from their home. This means that this could leave many without enough cover should anything go wrong.

Another factor that has to be taken into account when working from home is the liability issues, if clients are going to the home instead of the workplace and, for example they should suffer an accident whilst being there, they could be left being unable to claim.

While working from home certainly has its advantages, insurance is one factor that many simply don’t think about when taking this route. If you are thinking of working from home then you should review your insurance policy to make sure that you have enough cover in place.

If looking for insurance then the best way to purchase it is without a doubt from the comfort of your own home. Looking onine for insurance can get you the best deal, while it also gives plenty of information regarding the type of cover you are likely to need when considering working from home.

All insurance policies have clauses within them and exclusions, so it is in your best interests to make sure you fully understand this when taking out the policy. If the policy states that computer equipment is covered then this won’t necessarily mean computer equipment which is seen as running a business from, but rather your own personal computer. The wording of the policy has to be looked over very carefully and you shouldn’t just assume that items are covered just because they are in your home. In the majority of policies any equipment that is considered to be office equipment needs a special policy or inclusion in your existing policy, which will usually cost more to add on.

Your alarm clocks buzzes and you wearily climb from the comfort of your warm bed. Time to start another day. You set to work making your coffee and make your way to the bathroom to take a shower while you coffee maker perks. You turn the water on and begin getting your stuff ready while you wait for the hot water to start in.

You keep waiting, but it remains ice cold… You turn off the water and head downstairs to press the button on your water heater so the water will heat up. As you descend the steps to your basement, you notice your basement is knee deep full of water. This is a dreaded situation. Your water heater has erupted and broke.

This is a horrible sight as you use your basement as a family-style room. You notice DVD’s, video games, school books, and your laptop floating around the basement steps. Your newly laid carpet is ruined!

Your television is water-logged and you know that the DVD player and video game system are ruined as well. You realize that if you had not had homeowners insurance you would have really been in trouble. As you continue on to work, you remember that your wife had suggested you raise the deductible on your homeowners policy so that you had to pay a lower premium. You had put this off and hadn’t made the call so you are happy about that!

Once you get to work you will have to call the insurance company to file a claim about the broken water heater. When you make the call, the insurance company informs you that you are not covered. What? How can this be? You assumed you were covered against flood, but had never specifically asked about it and hadn’t read your policy through to find out. The basic fact is that homeowners insurance will not cover flood at all. This requires a special type of insurance.

Having flood insurance is an important thing as floods, as you can see, can happen anytime for a number of reasons. Many people don’t think it necessary to pay for flood insurance since they do not reside near the water. This is not the only flooding that can occur. As you just found out, a water heater can bust, as can a hose on your washing machine of dish washer, or a sewage line can back up and cause a nasty flood. The cost associated with flood insurance will vary greatly on where you live. If you happen to reside in a low lying area that is prone to flooding, your premium will be higher.

No matter how you go about getting your flood insurance, it is a very important coverage to have and you must make sure you have the appropriate amount of coverage. This can help you to prepare for the unknown and can save you a lot of worry, hassle and money down the road.

Few things are worse than realizing your home or place of business has experienced water damage. Flooding leaves your belongings damaged, and it can lead to additional issues that may harm the health and well-being of your family or employees. Finding a company that can help you with the clean up and restoration of your property is not just a convenience, it is a necessity.

A variety of circumstances can cause water damage. Often, the climate and extreme weather situations lead to flooding. If you live in a floodplain, you will be required to have flood insurance, but those not in a plain will find their homeowners insurance does not cover flood damage. Do your best to prepare for unexpected weather circumstances. Just knowing ahead of time what you will do should a flood occur will prevent additional damage and exposure to dangerous circumstances. When the unexpected does occur, be sure you use proper clean-up procedures to avoid further damage.

Non-Climate Related Flooding

Those who live in consistent climates may still experience water damage. Things in your home may malfunction, creating a flood. Pipes can bust, roofs can leak, and appliances can malfunction. Homeowners may not expect a flood in the dead of a cold winter when the water in their environment is mostly frozen. But if a pipe freezes, it can burst and spray massive amounts of water into the indoor space. Drains may clog, causing water to back up, creating a flood situation. Keep in mind this water may be toxic, especially if it is sewer water which has caused the flooding. Also, keep in mind that even if flood water is clean, it can cause mold and mildew damage if not cleaned properly. While the initial situation was not dangerous, mold and mildew can create a toxic situation.

When flooding occurs, it is unexpected and you may not be prepared. In order to avoid further damage, it is helpful to have a plan designed to deal with emergency flooding situations. The unexpected does occur. So if you have a general idea of how to deal with situations, it can save you time and money in the long run. Remember safety is your first priority. Do not operate electrical equipment near standing water or damp areas. As you are removing wet items from the area, be careful not to track toxic or damaged materials through undamaged areas. If the flooding occurred indoors, do not use heat to dry the area because it will promote mold and mildew growth. Ventilating the area and moving fans into the room can help.

How You Can Help

While it is best to call on professional cleaning and restoration services, there are a few things you can do immediately following a flood to ensure further damage will not occur. First, inspect the ceiling and determine whether it appears to be sagging. If it is, stay out of the room until professional help arrives. If the room is still in good structural standing, you can remove wet materials from the area. You will still want to keep children and pets away from the affected area. Ventilate the area by opening windows and doors. If there is standing water, do your best to remove it from the area, carefully protecting exposed skin. Remove items like lamps, computer, telephones, and decorative items from the area. Freeze books damaged by the water to prevent mold growth.

The best way to ensure water damage does not lead to permanent problems is to call on a professional cleaning and restoration service. They use state of the art technology like the Aqualiquidator system and the Aqua Enforcer. These water removal systems ensure professional, safe removal in the most efficient manner possible. Their technology and professionals handle both large and small floods.

Emergency companies offer 24-hour service because they understand emergencies happen at all times of the day and night. Their experience with damage restoration ensures you will receive knowledgeable recommendations and thorough cleaning services. They realize that dealing with water damage is more complicated than just removing the water. They understand the environmental concerns, and will call on other professionals when the need arises. If the unexpected occurs, call on them for your restoration and cleaning needs.
